Bluebono provides a full range of private lending solutions to support real estate investors at every stage of a project.
We offer short-term bridge financing for purchases and refinances, renovation capital for fix-and-flip or value-add projects, and ground-up construction financing for new development.
Each program is designed to deliver speed, flexibility, and certainty of execution in today’s fast-moving market.
We lend on residential investment properties including single-family homes (1–4 units), multifamily buildings, and mixed-use assets. Commercial properties such as office, retail, and warehouse will also be considered.
We focus on assets located in established or growing markets with strong fundamentals. We generally do not lend on rural properties, raw land, mobile or manufactured homes, or housing that is age-restricted or rent-restricted.
Bluebono’s strategic footprint focuses on markets with strong demand, active investor participation, and resilient real estate performance. We currently lend in:

Our loan sizes generally range from $100,000 to $10,000,000, with the flexibility to go higher for exceptional sponsors. Bluebono lends from its own balance sheet and works with committed capital partners, allowing us to maintain full control over credit decisions while giving borrowers access to scalable financing when their projects demand it.
We combine proprietary data analytics with market-driven valuation tools to assess opportunities accurately and efficiently. Each loan is evaluated based on program guidelines, the project’s fundamentals, and the borrower’s credit and experience. All applications are processed through our digital lending portal, allowing for fast, transparent approvals and a streamlined closing experience.
Transparency is central to our lending philosophy. Bluebono’s fees generally include origination points, processing, and underwriting fees. Additional costs typically come from third-party service providers selected by the borrower, such as appraisal and title.

Our Investment Bridge program delivers fast, flexible capital for short-term needs, including acquisitions, refinances, and value-add or transitional projects. With discretionary capital and an expedited credit process, we help borrowers move quickly and confidently—whether seizing a time-sensitive opportunity or stabilizing a maturing loan.

We underwrite each business plan in detail to ensure the loan aligns with your project scope, execution timeline, and projected after-repair value.
